Terms and Conditions for the Granvue Homes Stamp Duty Rebate:
You’re eligible for the Granvue Homes Stamp Duty Rebate if:
- You enter into a contract of sale to buy land in Victoria after 31st October 2016 and before the 1st July 2017 (Land Contract).

You:
- sign a Housing Industry Association building contract with Granvue Homes  (Building Contract) within 18 weeks of paying a  non-refundable preliminary deposit of $1,000, which will be credited towards the 5% deposit required under the Building Contract;  and
-pay the balance of the 5% deposit on the date that you sign the Building Contract. The balance of the 5% deposit must be received by Granvue Homes as cleared funds by no later than 3 business days after the Building Contract is signed.
- You are not a foreign person.
- You are an individual and not a corporate entity.

Prior to entering into the Building Contract, you or your legal representative provide Granvue Homes with:
-a copy of your Land Contract;
-a copy of the statement of adjustments and settlement statement confirming all amounts paid or payable at settlement under the Land Contract and confirming the date on which settlement has occurred or will occur; and
an assessment of the land transfer duty amount for the base land price under the Land Contract, along with copies of any applicable duties forms required by the State Revenue Office.
The requirements of these Terms and Conditions are otherwise satisfied.

The Granvue Homes Stamp Duty Rebate is not limited to first home buyers.

The Granvue Homes Stamp Duty Rebate cannot be used in conjunction with any other Granvue Homes offer, except for The Granvue Homes Home Helper $10,000 Grant.

If you satisfy the eligibility criteria set out in these Terms and Conditions:

Granvue Homes will give you a rebate equal to the amount of the land transfer duty  assessable on the base land price in the Land Contract (after any rebates, discounts or other concessions available pursuant to or in connection with the Land Contract) as calculated below and up to a maximum amount of $13,070.00 (based on a land price of $300,000 inclusive of GST)  (Stamp Duty Rebate). The Stamp Duty Rebate will be reflected in the Building Contract and operate as a discount on the total price of the dwelling payable under the Building Contract; and

The Stamp Duty Rebate  will be calculated in accordance with the land transfer duty rates applicable as at the date of the Land Contract and in accordance with the information provided by you or your legal representative above and the State Revenue Office's land transfer duty calculator (https://extranet.sro.vic.gov.au/SRO/SROCalcs.nsf/transfer?OpenForm).

The Granvue Homes Stamp Duty Rebate is a rebate only. You are at all times responsible for payment of all land transfer duty assessable on the base land price in the Land Contract as and when required. Granvue Homes does not in any way undertake or agree to pay the relevant land transfer duty on your behalf to a third party.

Granvue Homes will not be liable for any additional duty which maybe assessable for any reason including without limitation, duty arising from any nomination or sub-sale.

Terms and Conditions for The Granvue  Home Helper $10,000 Grant:

You are eligible for The Granvue New Home Helper $10,000 Grant if:

You:
