Focusing on giving you more for less, without compromising on quality, materials and service, at times can be a tricky balance. However we've been committed to this since 2007,
when the Granvue Homes name first went into business. Over 1250 homes later we believe we've got this process perfected and so do many of our thrilled customers – some who have returned to us to build their second or even third homes. Our team of dedicated builders, administration staff and building supervisors deliver to this level day in and day out and are only too happy to assist in the process of making your dream home a reality.

HOW LONG HAS GRANVUE HOMES BEEN TRADING?

We launched the company in October 2007.

WHERE DO YOU BUILD?

We are a Melbourne based home builder. We currently build in the western, north-western and northern regions of Melbourne. Our specialty is new estate building projects, however we are equally suited to building in established areas. Due to the level of enquiry our plan is to extend our building zone out to the Geelong region in the coming years.

DO YOU ONLY BUILD YOUR OWN DESIGNS?

No. We can quote and build your own plans. It's our preference to build our own designs, however we do allow for some customisation in building the home to accommodate your plans.

DO YOU ALLOW CHANGES AND MODIFICATIONS TO YOUR PLANS?

Yes. That's a big Granvue Homes difference to other volume builders. We are more than happy to modify plans to meet your specific requirements. Our team is also skilled enough to recognise the impact of plan modifications, what can be successfully achieved and what cannot, subject to your budget.

DO YOU ONLY BUILD ON FLAT BLOCKS?

No. We do design and build on blocks with fall, and will recommend an appropriate footing system, which will be engineer designed and certified. Ideally, ever builder wants to build on flat blocks, but we understand this can't always be the case and are flexible enough to assist.

DO I RECEIVE THE OPPORTUNITY TO SELECT MY OWN PAINT COLOURS, FLOORING, FIXTURES, APPLIANCES ETC?

Yes. Every new home receives a colour selection appointment. This consultation is to select all the internal and external colours, fixtures, flooring, appliances etc. for the home. This is a very important part of personalising a new home, which we take great pride in. Also, as part of the consultation you'll be advised of the standard inclusions that are part of the purchase price of a home. In many cases there are multiple standard inclusions for you to select from, along with large sets of upgrade options* you can consider should the standard inclusion choices not be perfectly suited.

HOW LONG DO YOU TAKE TO COMPLETE A HOME?

The answer depends upon whether the home is a single or double storey. Double stories are usually larger homes, having more components – (staircase, service voids etc.) to deliver and require the erection of scaffolding and other Occupational, Health and Safety measures to be complied to, and so can take longer to build. That said, a single storey will generally take about 6 months, and a double storey about 8 months^. Our jobs progress at the most efficient rate without compromising the finished product. Otherwise any time saving would be false economy for all concerned.

WHAT IS THE BENEFIT OF BUYING A HOUSE & LAND PACKAGE?

A package is priced in the same way as a house to be built on any nominated block. The main benefits are:
1. A fixed price is known at the outset, without the time and expense for the builder to do their due diligence on investigating the site.
2. Many of our packages are 'Turn Key.' That means fenced, landscaped, letter box, driveway etc. ready to move in.

WHAT GUARANTEES COME WITH YOUR HOMES?

As a Registered Building Practitioner and member of both industry bodies HIA and MBAV (Master Builders Association Victoria), you enjoy the security of a Statutory Warranty which provides structural protection for 7 years from the date the Certificate of Occupancy is issued. Furthermore, we provide a 90 day maintenance period whereby we attend to any minor issues that may have arisen after moving in.

DO YOU PROVIDE A LOAN SERVICE?

Yes. Our brokers are experts in construction loans and complimentary loan products which may be useful in helping you qualify for approval. The service is free and without obligation.

WHY SHOULD WE SERIOUSLY CONSIDER ENGAGING YOUR COMPANY?

We do not proclaim to be everything to everybody. Our building activity is contained within the Western and Northern regions of Melbourne. We aim limit our regional site starts to a manageable level per month. These two limitations are to ensure that our stringent quality assurance standards are met and we build your home in the planned^ time frame. Over and above this, we believe our comprehensive inclusions list, fixed price contract, transparent processes and quality in the construction of our homes make us a very attractive option. We recommend that you put us to the test prior to committing elsewhere.
